Selling your own Sequim real estate and even buying your own home will involve negotiating not only on the price, but on many terms and conditions of the transaction.  Even after the initial
Purchase & Sale Agreement is signed, there may be additional Addendums that must be drafted and signed, and these addendums often involve additional and tough negotiating to get the transaction to closing.  Many signed Purchase & Sale Agreements never make it to closing.

The point of all of this is simple. You need to be a good negotiator or it will cost you, and  in our present market it could cost you $30,000 to 60,000 in a heart beat. Even in small things, poor negotiating could cost you $2,000 to 7,500 in a flash. In many cases, poor negotiators never learn they could have gotten much more. They don't know what they don't know.

I'm not simply trying to sell the idea of hiring a pro- fessional here, but consider this: Many professional salesmen spend an entire career of 20 or 30 years learning how to be excellent negotiators. Can you reduce 20 or 30 years of hard learned experience into a few weeks of study? Some experiences won't automatically make you a good negotiator. Being an
insurance agent or financial advisor or car salesman does not necessarily translate into being a great real estate negotiator.

Since selling or buying your home is your investment, you will call the shots here. You have total authority to do it all yourself, or to bring in help. My point here is that whatever you do, do it well. Make wise decisions. It's your lifetime investment.
